Checking details in the Property Register, Town Hall and with the Tax Authorities.

Preparation and supervision of private contracts for purchase and sale, option or deposit.

Requesting certification of accounts from property administrators.

Preparation of the title deed and making the appointment with the Notary.

·

Assistance at the Notary's office to resolve any doubts or last minute details (or, even to sign the title deed in representation of the seller, the buyer or both).

Liquidation and payment of taxes and fees.

Inscription of the property in the Property Register in the name of the purchaser.

Also, when the buyer is non-resident in Spain:

Private interpreter and/or translation service, if needed, in English, German, French, Dutch, Portuguese or Italian.

Requesting and obtaining the N.I.E. (non- residents tax number).

Obtaining certificates of non-residency.

Obtaining bank certification of origin of funds and/or currency exchange.

Our law firm also offers, as an independent service from the simple purchase of a property, legal advice for rectification of possible defects or anomalies, such as non-existent title deeds to the property, deeds not registered in the Property Register, cancellation of mortgages, lifting of embargoes, problems with inheritances or divorces, planning irregularities, etc.
