There is no legal obligation to use a lawyer, but buying without one is a serious risk. The notary confirms the identity of the parties and the legality of the deed, but does not act for you, does not check the property for debts or planning issues, and does not negotiate the contract. An independent conveyancing lawyer represents only your interests.

Yes. With a power of attorney (poder notarial), granted at a Spanish consulate in your country or before a notary at home with an apostille, we can sign the deed, pay the taxes and register the property in your name without you being in Spain.

The nota simple is the official extract from the Spanish Land Registry. It shows who legally owns the property, its registered description, and whether there are mortgages, embargoes or charges attached to it. We always obtain and review it before you pay any deposit.
