English-Speaking Lawyers Across Altea and the Costa Blanca

ALTEALEX — Areas we serve

Based in Altea, Acting Across Spain

Our office is on Paseo del Mediterráneo in Altea, and we have been advising foreign property owners from here since 1979. Most of our clients own property along the northern Costa Blanca, but our work is not limited to this stretch of coast: Spanish property, inheritance and tax law is national, and we act for clients with property anywhere in the country.

What matters far more than distance is whether your lawyer knows the local town hall, the local Land Registry and the local planning history. On the Costa Blanca that knowledge is not a nicety — planning irregularities, undeclared extensions and discrepancies between the Land Registry and the cadastre are common here, and they surface at the worst moment.

And if you are not in Spain yet, none of this requires you to be. With a power of attorney we sign, pay and register on your behalf, wherever the property is.

Altea and the Northern Costa Blanca

Altea

Our home town. We know the town hall, the planning history of the old town and the hillside urbanisations, and the local Land Registry.

Alfaz del Pi and Albir

A long-established Norwegian, Dutch and British community, with a high proportion of non-resident owners who need annual Modelo 210 filings.

Calpe

Mainly apartments and coastal developments; community of owners issues and resale conveyancing are the bulk of the work here.

Benidorm

High-density resale market, with frequent questions about rental income and its tax treatment for non-residents.

La Nucía, Polop and Callosa d'en Sarrià

Inland villas, where planning classification and undeclared extensions are the most common problem we find.

Jávea (Xàbia), Moraira and Benissa

Higher-value villas, often bought by buyers who are still abroad at the time of purchase.

Dénia

The northern limit of our usual area, with its own Land Registry and town hall procedures.

Wherever the property is, the first document we obtain is the nota simple from the Land Registry that holds it.

Do I Need a Lawyer Based Near My Property?

It is the question we are asked most, and the honest answer is: not necessarily, but local knowledge helps more than proximity.

Almost nothing in a Spanish property transaction now requires your lawyer to be physically next door. Land Registry information is obtained electronically, taxes are filed online, and the notary can be anywhere in Spain. What cannot be done remotely is knowing that a particular urbanisation has a licensing history, or that a specific town hall takes months on a given certificate.

So: for property on the northern Costa Blanca, we bring both proximity and 45 years of local history. For property elsewhere in Spain — Valencia, Murcia, Andalusia, the Balearics or Madrid — we act just as effectively, working with the local registries and notaries electronically, and we will tell you frankly if a case genuinely calls for someone on the ground there.

Clients Who Are Not in Spain Yet

Most people who contact us are still in the United Kingdom, Ireland, the Netherlands, Belgium, Germany or Scandinavia. They are planning a purchase, dealing with an inheritance, or trying to sort out a tax position from a distance.

That is the normal case for us, not the exception. Everything is handled in English, we explain the Spanish system against the rules you already know at home, and we can act throughout under power of attorney so that a purchase, a sale or an inheritance can be completed without you booking a flight.

If you would rather come in person, our office in Altea is a short drive from Alicante airport and we are glad to see you here.

No. Our office is in Altea and most of our clients own property on the northern Costa Blanca, but Spanish property, tax and inheritance law is national. We act for clients with property anywhere in Spain, and most of the process is handled electronically in any case.

Yes. The procedure is the same nationwide; what changes are the regional taxes and allowances, which we check for the specific region. Where a case genuinely needs someone physically present at a local town hall, we will tell you so rather than take it on regardless.

Yes, and it is the most common situation among our clients. With a power of attorney we can obtain your NIE, sign the deed before the notary, pay the taxes and register the property in your name without you travelling.

No. Our conveyancing fee is fixed and quoted in advance, regardless of where in Spain the property is located. If a case required travel that materially changed the cost, we would tell you before you engaged us.

English and Spanish. All documents are explained to you in English, and we deal with the Spanish notary, registry and tax office on your behalf.
